Located on Donegall Street, the Biscuit Factory will further expand Ulster University’s student village.
Fresh, which manages two other properties in the city, has been appointed by LDS Devco Limited in a new partnership between the groups.
Biscuit Factory will open in time for the 2026/27 academic year and offer 724 student beds across studios, four-, five- and six-bedroom ensuite flats.

The PBSA includes a reception and welcome area, gym, cinema room, group study room, courtyard, private dining, games room, communal lounge, laundry and bike storage.
